Why a New Build Needs a Real Clean Before Move-In

Nobody has lived in it yet, and it's still full of dust. That's what a final clean after construction is for.

Why a New Build Needs a Real Clean Before Move-In

There's an assumption that a brand-new house must be a clean house. No one has lived in it, nothing has been spilled, and everything is fresh from the box. Then the keys come, you walk in with a flashlight and a measuring tape, and you notice a fine film on every flat surface, grit in the window tracks, and footprints on the subfloor that no one thought to mention.

Construction is messy work. By the time the last trade packs up, the house has been through weeks or months of cutting, sanding, drilling, painting and hauling. A final clean is what turns a finished building into a home you can actually move into.

What builder dust actually is

Builder dust isn't ordinary household dust. It's a mix of fine particles from drywall sanding, cut lumber, tile and grout work, concrete, and whatever else gets cut, drilled or scraped on site. It's lighter and finer than the dust you'd wipe off a bookshelf, and it travels. It settles on shelves, inside cabinets, along window sills, on top of door frames and in the corners of closets.

Part of the problem is that it keeps resettling. You wipe one surface, air moves through the room, and more drifts down from above. That's why a quick once-over by the builder's crew often leaves you finding dust for weeks, and why a proper clean works from the top of the room down so nothing falls onto a surface that's already done.

Other things a new house is hiding

Dust isn't the only leftover. Walk through any fresh build and you'll often find some of these:

  • Paint splatter, drips or overspray on trim, floors and window glass.
  • Stickers and protective film still stuck to windows, appliances and fixtures.
  • Adhesive residue and tape marks on cabinets, tile and flooring.
  • Grit and debris in tracks, drawers, vents and closet corners.
  • Smudges and handprints on freshly painted walls and doors.
  • Footprints and scuffs on floors from every trade that came through.

None of this means the builder did anything wrong. It's what building a house looks like. It does mean the house isn't ready for your furniture, your kids, or your first night in the place.

Why not just clean it yourself

You can, and plenty of people try. But a new construction clean is a bigger job than it looks, and it's easy to do in the wrong order. Wipe the counters first and then dust the ceiling fans, and you've just done the counters twice. It's also a lot of work to take on in the middle of a move, with a closing date, a truck, and a hundred other things pulling at you.

Handing it to a crew that does this kind of work saves your weekend and gets the home ready for you instead of making you the cleanup crew.

What our Real Estate / New Construction Cleaning covers

CAAS Away Cleaning offers Real Estate / New Construction Cleaning for homes, and also for offices, churches, dealerships, multifunction buildings, centers, salons, studios, restaurants, gyms and most commercial businesses. If a space has just been built or renovated and needs to be made ready for people, that's the job.

Because every build is different, pricing varies by your needs and the square footage. A small condo and a large custom home aren't the same job, and a salon buildout isn't the same as an office suite. That's why we give free estimates instead of a flat rate. Call (863) 370-8387, tell us about the space, and we'll walk through what it needs.

Timing the clean

The best moment is after construction is finished and the trades are out, but before you move furniture in. Once the house is full of boxes, a clean gets harder and slower, and anything you set down in a dusty room picks up that dust.

If you're a builder or realtor handling several properties, build the clean into your closing timeline so it's never an afterthought. We're open Monday through Friday from 8am to 8pm, Saturday from 9am to 7pm, and Sunday from 9am to 8pm, so we can often work around a tight schedule. Just remember our cancellation policy: appointments cancelled with less than 24 hours' notice carry a penalty of half the service charge.

Start your new place on the right foot

Moving into a new house should feel like a fresh start, not like the first item on a cleaning to-do list. A final clean means the first thing you touch in the place isn't a layer of drywall dust.
